Boerne TX Neighborhood Guide
Family communities, luxury estates, acreage properties, downtown living, and new construction neighborhoods. Find the right Boerne neighborhood for your lifestyle.
Boerne's neighborhoods are more diverse than most people realize. The city and its surrounding areas offer everything from historic homes on walkable downtown streets to gated luxury communities, master-planned subdivisions, and expansive acreage properties. The neighborhood you choose determines your school zone, your commute, your lot size, your water source, and your daily lifestyle.
This guide breaks down Boerne's neighborhoods by type -- family-friendly, luxury, acreage, downtown, and new construction -- so you can focus on the areas that match your priorities.
Family-Friendly Neighborhoods
For families relocating to Boerne, the primary drivers are school quality, safety, and access to parks and recreation. Several neighborhoods serve these priorities well:
Esperanza
One of Boerne's most popular master-planned communities. Esperanza offers new and newer construction homes, a community pool, parks, and sidewalks throughout. Homes range from the $400Ks to the $700Ks. The neighborhood is zoned to Fabra Elementary, Boerne Middle School North, and Boerne High School. The HOA is active but reasonable.
Corley Farms
A newer master-planned community on the southwest side of Boerne. Corley Farms features larger lots, a neighborhood pool and pavilion, and an equestrian-friendly design with trails throughout. Homes range from the $500Ks to over $1M. The zoning is Cibolo Creek Elementary, Boerne Middle School South, and Boerne Champion High School.
Regent Park
An established subdivision with mature trees and larger lots near the corner of Menger Creek and Dietz Elkhart Road. Homes in Regent Park tend to be older (1990s-2000s construction) with more square footage and larger yards than newer subdivisions. Price range: $450K-$750K. Zoned to Cibolo Creek Elementary, Boerne Middle School South, and Boerne Champion High School.
Herff Ranch
A newer community on the east side of Boerne near the intersection of I-10 and Highway 46. Herff Ranch offers new construction homes with neighborhood amenities including a pool and park. Prices range from the $400Ks to the low $700Ks. The school zone covers Van Raub Elementary and Boerne High School.

Luxury Neighborhoods
Boerne's luxury market is concentrated in several exclusive communities, each with its own character and price point.
Cordillera Ranch
The premier luxury gated community in the Hill Country. Cordillera Ranch offers estate homes on 1-5+ acre lots with a Jack Nicklaus Signature golf course, clubhouse, equestrian center, tennis facilities, and a private river park on the Guadalupe River. Homes range from $900K to $4M+. This is a national-destination community -- many residents are relocating from out of state. The Cordillera Ranch Property Owners Association manages the amenities and enforces architectural standards.
Menger Springs
A gated luxury community on the south side of Boerne near the intersection of I-10 and Menger Creek. Menger Springs is a to-be-built custom home community on 0.5-2+ acre lots with preserved green space and Hill Country views. Lot prices range from $200K-$400K with finished homes from $800K to $1.5M+. The community is zoned to Cibolo Creek Elementary and Boerne Champion High School. See our Menger Springs community page for more detail.
The Canyons at Scenic Loop
A luxury gated community located between Boerne and San Antonio on Scenic Loop Road. The Canyons features custom estate homes on larger lots with gated entry, a community pool, and proximity to both Boerne and San Antonio amenities. Homes range from $700K to $2M+.

Acreage and Ranch Properties
For buyers who want space, privacy, and the authentic Hill Country experience, acreage properties outside the city limits offer something that subdivision living cannot match. These properties typically have well water and septic systems, and they often qualify for agricultural or wildlife exemptions that reduce property tax liability.
Acreage properties in the Boerne area generally fall into two categories:
- Improved acreage: Homes on 1-10+ acres with a custom home, well, septic, and often a barn or workshop. Prices range from $600K to $2M+ depending on home quality and land features
- Raw land: Unimproved lots ranging from 5 to 100+ acres. Prices vary wildly based on location, terrain, utilities access, and mineral rights. Raw land near Boerne city limits commands a premium over remote tracts
Acreage buyers need to understand well water systems, septic regulations, and ag exemption requirements. See our Boerne homes with acreage guide for a detailed walkthrough of what to expect.
Downtown Boerne Living
Downtown Boerne offers a walkable lifestyle that is rare in the Texas Hill Country. Historic homes -- many built in the late 19th and early 20th centuries -- line shaded streets within walking distance of Main Street's restaurants, shops, galleries, and seasonal events.
Living downtown means trading square footage and lot size for location and walkability. Homes are typically 1,200-2,500 sq ft on lots of 0.15-0.3 acres. Prices range from $400K for a smaller cottage needing updates to $800K+ for a fully renovated historic home on a corner lot.
The downtown area is zoned to Cibolo Creek Elementary (or Van Raub, depending on the specific location), Boerne Middle School North or South, and Boerne High School. Buyers considering downtown should verify the exact school assignment for each property.
New Construction Neighborhoods
Several new communities are actively building in the Boerne area, offering the option to buy new construction rather than an existing home. Current new construction neighborhoods include:
- Esperanza (Phase 3 and 4): Multiple builders offering production and semi-custom homes. Lot sizes are smaller, amenities are shared
- Herff Ranch: New construction with neighborhood pool and proximity to I-10. Multiple floor plans available
- Corley Farms: New phases adding inventory with larger lots and equestrian-friendly design
- Waterstone: A newer community on the southwest side with a mix of production and custom homes
New construction has its own considerations -- builder reputation, warranty coverage, construction timelines, and the quality of included finishes all vary significantly between builders. Our New Construction Guide covers what to look for when buying a new home in Boerne.
School District Considerations
Boerne ISD is consistently the top reason families choose Boerne. The district is rated A by the Texas Education Agency and earns an 8 out of 10 on GreatSchools. It serves approximately 7,000 students across 10 campuses.
School boundaries do not always match ZIP codes or city limits in Boerne. A property with a Boerne address and a 78006 ZIP code may be zoned to a different school than an adjacent street. The only way to confirm school assignments is by the specific address, checked against the Boerne ISD boundary map. I verify school zones for every client before they make an offer -- this is not something to assume from a map search.
See our Boerne Community Guide for detailed school information including elementary, middle, and high school assignments by neighborhood.
How to Choose Based on Commute, Lifestyle, and Budget
Choosing a neighborhood in Boerne means making trade-offs among three factors: commute time, lifestyle preferences, and budget. Here is a decision framework:
Decision Framework: Finding Your Boerne Neighborhood
Prioritize schools and community feel?
Focus on Esperanza, Corley Farms, Herff Ranch, or the downtown historic district. These neighborhoods offer the strongest school zones and the most established community feel.
Prioritize space, privacy, and Hill Country character?
Look at acreage properties outside city limits or the established larger-lot neighborhoods like Regent Park and Stone Creek Ranch. Be prepared for well and septic systems.
Prioritize luxury amenities and exclusivity?
Cordillera Ranch, Menger Springs, and The Canyons at Scenic Loop offer gated security, golf or resort amenities, and estate-sized lots.
Short commute to San Antonio is critical?
Fair Oaks Ranch and communities near the I-10 / Scenic Loop Road corridor offer the quickest access to San Antonio while keeping Boerne ISD schools.
Budget under $500K?
Focus on smaller homes in Esperanza, older homes in the historic district, or townhomes and condos. New construction in this price range is limited in Boerne proper.
The best way to narrow your search is to spend an afternoon driving through the neighborhoods that fit your top criteria. I frequently do neighborhood tours with out-of-state buyers, covering 5-7 communities in a single day so they can compare in person before making a decision.
