The five communities compared here sit north and northwest of San Antonio, but they are not interchangeable jurisdictions. Boerne, Bandera, Kerrville and Fair Oaks Ranch are incorporated cities; Comfort is an unincorporated census-designated place. Boerne and Fair Oaks Ranch provide the closest access to San Antonio, Comfort and Kerrville lie along the Interstate 10 corridor, and Bandera is reached primarily by State Highway 16. Each presents different tradeoffs involving housing, land, municipal services, commuting, schools and flood exposure.
A listing's city name or ZIP code does not establish its legal jurisdiction. A property with a Boerne mailing address may be outside Boerne city limits and may not be in Boerne ISD. Fair Oaks Ranch spans Bexar, Comal and Kendall counties, while Comfort has no municipal government. For any specific property, verify the city limits or unincorporated status, county, school district, utility providers, taxing entities, flood designation and deed restrictions.
Each Hill Country town has its own personality. The best fit depends on what matters most to you.
The Big Comparison Table
The figures below are planning references, not property-specific conclusions. Housing statistics must use the same source, geographic definition, property type and reporting period for every community. Short-term medians in Bandera and Comfort can swing sharply because relatively few homes sell during any given month. Taxing jurisdictions, school assignments, utilities and flood exposure must be verified for the specific address.

Population data from Population figures for the four incorporated cities are U.S. Census Bureau Vintage 2025 estimates dated July 1, 2025. Because Comfort is a census-designated place rather than an incorporated city, its figure is the 2024 ACS five-year estimate. The Comfort figure therefore comes from a different Census program and reference period. Income data from 2024 ACS five-year estimates; ACS estimates for small communities carry substantial margins of error, particularly in Bandera and Comfort, and should not be treated as precise current-year figures. Sale prices from Redfin rolling 3-month median through May 2026; Bandera and Comfort are low-volume markets and short-period medians are volatile. TEA district ratings are 2025 district-level accountability ratings; campus ratings, programs and attendance zones differ, and enrollment eligibility must be confirmed for the specific address. Commute times are approximate town-center-to-downtown, off-peak planning ranges; peak-hour traffic can materially increase them. See our commute analysis for details.
Boerne: the walkable Hill Country anchor
Boerne is the Hill Country town most people picture: a historic limestone downtown on Main Street, Cibolo Creek running through the middle, and a pace that feels intentionally slower. It is the Kendall County seat, and over the past decade it has grown from a quiet courthouse town into the region's most complete small city, with restaurants, galleries, and events that draw visitors from San Antonio. Read more about Boerne or explore our guide to downtown Boerne life.
The tradeoff is price. Redfin's rolling three-month median sale price for all home types through May 2026 was approximately $450,000, the second-highest figure in this comparison. Boerne ISD received an A in each of the six accountability cycles for which ratings were issued from 2018 through 2025. Statewide ratings were not issued in 2020 or 2021. Central Boerne also offers a compact historic district, but the cited market data do not isolate how much any individual feature contributes to sale prices.
Central Boerne is approximately 30 to 35 minutes from downtown San Antonio in off-peak conditions. Our detailed commute analysis estimates roughly 40 to 55 minutes during weekday peak periods, with longer delays possible after crashes, construction or severe weather. That combination may appeal to buyers who prioritize a compact historic district, Boerne ISD access and a shorter San Antonio commute than the communities farther west. If walkability, schools, and a genuine downtown matter most, Boerne is the benchmark.

Bandera: the Cowboy Capital of the World
Bandera calls itself the Cowboy Capital of the World, and unlike most tourism slogans, that one is earned. The town sits at the center of Texas ranch country on the Medina River, with a Main Street of western-wear shops, saddleries, and honky-tonks that still draw riders on weekends. It is the least developed of the five, and that is exactly its appeal. Read more in our Bandera relocation guide.
The median sale price in Bandera is approximately $377,000. Land cannot be compared responsibly through one townwide price-per-acre figure; price per acre changes substantially with tract size, improvements, utilities, water availability, road frontage, development rights, floodplain, topography and deed restrictions.
Bandera ISD received a C in the 2025 TEA district accountability system. That district-level rating is one measure, not a judgment about every campus or program. Buyers should review official district and campus data and confirm the assigned schools for the specific property.
The commute is the other tradeoff. Bandera is reached primarily by State Highway 16, and its distance from Interstate 10 is not the controlling commute issue. The drive from Bandera to downtown San Antonio is roughly 57 to 65 minutes off-peak, which makes daily commuting impractical for most buyers. A five-day commute could therefore require approximately two hours or more of driving per day. Buyers should test the actual route at their expected travel time before deciding whether it is workable. For similar acreage living with better highway access, Comfort sits on the I-10 corridor.
Illustrative image; not a photograph of a specific location in this community. Bandera embraces its identity as the Cowboy Capital of the World.
Comfort: quiet, artsy, and unhurried
Comfort is an unincorporated community and census-designated place in Kendall County, meaning it has no municipal government or city property tax. It is the quiet one, and it wears that label like a badge. With a German heritage and a main street of antiques shops and art galleries, it has none of Boerne's bustle and none of Bandera's rodeo energy. Its historic downtown, one of the largest intact 19th-century commercial districts in Texas, still anchors its social life, and the pace is unmistakably slow. Our Comfort relocation guide covers what daily life looks like here.
Pricing reflects the low profile. The median sale price runs about $375,000. Comfort ISD received a C in the 2025 TEA district accountability system. Buyers should evaluate the district's individual campuses, programs and transportation requirements through official sources. The school districts guide can help compare options across the region.
For commute purposes, Comfort is on I-10, with an off-peak drive of about 46 to 52 minutes to downtown San Antonio. That puts it closer to the city than Kerrville or Bandera while keeping prices well below Boerne. It is the right pick for buyers who want peace, space, and a slower rhythm, with a reasonable drive when they need the city.
Comfort sits near the confluence of Cypress Creek and the Guadalupe River. The National Weather Service recorded major flooding at the Guadalupe River gauge at Comfort on July 4, 2025. During the July 2026 event, the Texas Tribune reported that the Guadalupe River at Comfort rose to approximately 37 feet. These gauge readings do not mean every Comfort property had the same exposure. Flood exposure is parcel-specific rather than community-wide. For river-adjacent or low-lying property, review FEMA and local flood information, survey elevations, drainage history and available insurance before the applicable contractual inspection and termination deadlines, including the option period if the contract provides one.
Comfort's appeal is its quiet, unhurried Hill Country character.
Kerrville: the established river city
Kerrville is the largest and most established town in this comparison, with a population around 25,000 to 26,000, and it functions like a real small city rather than a bedroom community. The Guadalupe River runs through it, the Schreiner University campus sits at its edge, and it has the hospitals, retail, and services that the smaller towns simply do not. It is also a regional medical hub, anchored by Peterson Health, which draws residents from across the western Hill Country.
Kerrville sits along the Guadalupe River and experienced major flooding on July 4, 2025, followed by another damaging flood on July 16, 2026. Those events do not mean that every Kerrville property carries the same exposure. For property near the river, a tributary or another low-lying area, verify the current FEMA designation, available elevation information, drainage and prior-loss history, and obtain an insurance quote before the applicable contractual inspection and termination deadlines, including the option period if the contract provides one.
It is also the value play for amenities. The median home price is approximately $360,000. Kerrville ISD received a B in the 2025 TEA district accountability system, one letter grade above Bandera ISD and Comfort ISD. Kerrville's 2024 ACS five-year median household income estimate was $62,102. That combination may interest buyers who prioritize in-town medical care, retail and other services without requiring frequent travel to San Antonio.
The tradeoff is distance. Kerrville is on I-10 but roughly 65 miles and 60 to 70 minutes from downtown San Antonio, so a daily commute to San Antonio would be a substantial time and mileage commitment. It is the strongest option for buyers who want river life and city amenities and do not need to be in San Antonio every week. Our cost of living comparison can help you run the numbers across the region.
Fair Oaks Ranch: master-planned and commute-friendly
Fair Oaks Ranch began as a planned residential community developed around the original Fair family ranch and the Fair Oaks Ranch Golf & Country Club. It is now an incorporated city spanning parts of Bexar, Comal and Kendall counties and containing multiple subdivisions with different HOAs, lot sizes, utilities and restrictions. Some sections are gated, but the city as a whole is not. The golf and country club is private, and membership is not automatically included with every home.
It is also the most expensive. The median sale price is around $775,000, the highest in this group. For a side-by-side comparison with its nearest neighbor, see Boerne vs. Fair Oaks Ranch for families.
Fair Oaks Ranch generally provides the shortest San Antonio access among these five communities, although the exact distance and drive time depend on the property's location. Fair Oaks Ranch does not have its own school district. Properties within the city can be assigned to either Boerne ISD or Comal ISD. In the 2025 TEA accountability system, Boerne ISD received an A and Comal ISD received a B. Buyers should verify the district, assigned campuses and enrollment eligibility for the specific address rather than relying on the city or ZIP code.
Flood Risk Is Not Limited to Kerrville and Comfort
The 2025 and 2026 floods make the Guadalupe River corridor especially important to discuss, but flood risk is not confined to Kerrville and Comfort. Bandera has the Medina River, Boerne has Cibolo Creek and tributaries, and Fair Oaks Ranch also contains creeks and drainage channels. A townwide label is not a substitute for parcel-level review. Check the current FEMA map, local drainage information, survey and elevation data, prior insurance claims when available, roadway access during heavy rain and the cost of flood insurance. Properties outside a mapped Special Flood Hazard Area can still flood.
Which Community Should You Investigate First?
Still deciding? Use this matrix to match your top priorities with the community to investigate first.
Priority > Community to investigate first
| Priority | Community to investigate first | What to verify |
|---|---|---|
| Compact historic district with comparatively close San Antonio access | Boerne | Exact commute, city limits, school assignment and utilities |
| Shortest access to northwest San Antonio employment centers | Fair Oaks Ranch | Exact route, county, school district, assigned campuses, HOA, utilities and club costs |
| Broader rural-acreage search | Bandera or the Comfort area | Well, septic, restrictions, floodplain, access and recent comparable land sales |
| In-town hospital, retail and regional services | Kerrville | Flood exposure, insurance and San Antonio travel requirements |
| Quiet setting with direct I-10 access | Comfort | Unincorporated services, utilities, schools and flood exposure |
| Western and equestrian culture | Bandera | SH-16 commute, utilities, water and property restrictions |
This matrix identifies where a search might begin; it does not declare one community universally better. The correct answer depends on the individual property, budget, commute, infrastructure and intended use.
The Costs the Purchase Price Does Not Show
A lower purchase price or asking price per acre does not necessarily mean a lower total ownership cost. The largest differences often occur at the property level rather than the town level.
For every property, determine:
- Whether water comes from a municipal utility, water-supply corporation, shared well or private well
- Whether wastewater is municipal sewer, conventional septic or aerobic septic
- Whether propane storage, private-road maintenance, gate maintenance or trash service is required
- Whether reliable broadband is available at the actual address
- Whether the property lies in a city, ETJ, subdivision, MUD, WCID or other taxing district, and whether it is subject to a PID or other separately imposed assessment
- Whether HOA dues, transfer fees or private-club membership apply
- Whether the driveway, culvert, fencing, well, septic system or private road has deferred maintenance
- Whether flood, wildfire or other insurance coverage is available at an acceptable price
A rural property that appears cheaper can require substantial upfront spending on infrastructure. Conversely, a more expensive home with municipal utilities may carry fewer unpredictable maintenance obligations. Obtain property-specific records and inspections within the applicable contractual due-diligence and termination deadlines, including the option period if the contract provides one instead of relying on the community name.
Frequently Asked Questions
Which Hill Country town has the best schools?
The latest final ratings available when this article was verified are the Texas Education Agency's 2025 district accountability ratings: Boerne ISD received an A; Comal ISD and Kerrville ISD received a B; and Bandera ISD and Comfort ISD received a C. Because Fair Oaks Ranch spans both Boerne ISD and Comal ISD, its applicable district rating depends on the property's location. District letters are only one measure. Review the assigned campuses, programs, transportation, graduation and college-readiness data directly through TEA and the district, and verify the property's attendance eligibility.
Which town has the shortest commute to San Antonio?
Fair Oaks Ranch generally provides the shortest drive of these five communities, followed by Boerne, but the result depends on the exact origin and San Antonio destination. From central reference points, use approximately 30 to 35 minutes off-peak from Fair Oaks Ranch and approximately 30 to 40 minutes from Boerne to downtown San Antonio. Comfort, Bandera and Kerrville require progressively longer drives. Test the route from the actual property to the actual workplace during the hours you expect to travel.
Which community currently has the lowest median sale price?
The ranking depends on the reporting period, geographic boundary, property type and number of sales. Under the uniform three-month Redfin figures through May 2026, Kerrville, Comfort and Bandera were all below Boerne and Fair Oaks Ranch, but Bandera and Comfort had much smaller transaction samples and therefore more volatile medians. For a serious comparison, use a rolling 12-month MLS report covering the same property type and geography in every community.
Can raw-land prices be compared by town?
Not reliably through a single townwide price-per-acre figure. Small residential lots, large ranch tracts, improved acreage and commercial parcels produce radically different results. Asking-price aggregators also do not represent closed-sale value. Compare recent closed sales of similarly sized, unimproved tracts and account for water, utilities, access, floodplain, topography and restrictions.
What should daily commuters know about Bandera?
Bandera is roughly 57 to 65 minutes from downtown San Antonio in off-peak conditions and is reached primarily by State Highway 16. Peak traffic, crashes and weather can lengthen the trip. Whether that is workable depends on the destination, schedule and number of commuting days. Remote workers should also verify fixed broadband and cellular backup at the exact property; the town name alone does not establish reliable service.
Does Fair Oaks Ranch have its own school district?
No. Fair Oaks Ranch does not have its own school district. Properties within the city can be in either Boerne ISD or Comal ISD. In the 2025 TEA accountability system, Boerne ISD received an A and Comal ISD received a B. Fair Oaks Ranch Elementary and Van Raub Elementary are Boerne ISD campuses located within the city, but their presence does not mean every Fair Oaks Ranch property is in Boerne ISD. Verify the district and assigned campuses for the specific address.
Which community offers the strongest in-town medical access?
Kerrville has the most extensive medical infrastructure within the community, anchored by Peterson Health. Boerne and Fair Oaks Ranch provide shorter access to major San Antonio medical systems. The practical choice depends on the required specialists, insurance network, emergency-care needs and willingness to drive. Buyers should compare their actual providers rather than rely on a general ranking.
How should remote workers compare these communities?
Remote workers should verify broadband at the exact address rather than assume coverage from the town name. Boerne, Kerrville and established Fair Oaks Ranch neighborhoods generally offer more developed service options, while rural Bandera and Comfort properties can vary substantially. Confirm provider, technology, advertised speed, installation cost, upload performance and cellular backup before the applicable contractual inspection and termination deadlines, including the option period if the contract provides one.
Are property taxes different depending on which town I choose?
Yes, but the town name alone does not determine the bill. Texas ad valorem property taxes are imposed by overlapping taxing units. For a particular property, identify the county, incorporated or unincorporated status, school district and every applicable city, emergency services district, groundwater conservation district, hospital district, MUD, WCID or other taxing unit. Identify PID and other special assessments separately rather than treating every charge as another ad valorem rate. Estimate the ad valorem portion using each taxing unit's rate and the applicable taxable value after exemptions, then add any separate assessments or fees.
Comfort is unincorporated and has no city property tax. Fair Oaks Ranch spans Bexar, Comal and Kendall counties. The Bexar County Tax Office collects Fair Oaks Ranch city taxes for properties in all three counties, while appraisal is performed by the appraisal district for the county where the property is physically located. Verify the actual taxing-jurisdiction list before making an offer.
Which town is the most walkable?
Boerne has the most continuous combination of a historic Main Street district, Cibolo Creek trails, restaurants and public gathering spaces. Comfort and Bandera also have compact historic or visitor-oriented cores, while Kerrville offers downtown destinations and the Guadalupe River Trail. None of these communities should be treated as broadly car-free; routine errands and medical, school or employment trips generally require driving.
